Southwest Florida

There were 22,778 properties sold in Southwest Florida during the 12-month period ending September 30, 2024, a decrease of 6.65 percent from the preceding 12-month period when 24,400 properties were sold. New listings were up 16.47 percent, from 33,906 to 39,491. The average sales price was up 1.72 percent, from $800,451 to $814,243. As of September 30, 2024, inventory for Southwest Florida stood at 11,911 units and 6.28 months of supply.

Naples

Up next, Naples luxury homes for sale. Sales in Naples were down 9.75 percent, decreasing from 9,372 to 8,458 properties sold. New listings were up 17.00 percent, from 12,042 to 14,089. The average sales price rose 4.43 percent, from $1,080,514 to $1,128,373. Inventory for Naples was 4,277 units and 6.00 months of supply.

Marco Island

With 813 properties sold, sales on Marco Island were up 5.72 percent from the preceding 12-month period when 769 properties were sold. New listings increased 16.81 percent, from 1,202 to 1,404. The average sales price increased 2.08 percent, from $1,484,596 to $1,515,430. Inventory for Marco Island checked in at 470 units and 6.94 months of supply.

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down 8.01 percent, decreasing from 2,948 to 2,712 properties sold. New listings were up 18.74 percent, from 3,607 to 4,283. The average sales price rose 1.53 percent, from $772,894 to $784,697. Inventory for Bonita Springs-Estero was 1,180 units and 5.22 months of supply.

Fort Myers

With 4,296 properties sold, sales in Fort Myers were down 13.79 percent from the preceding 12-month period when 4,983 properties were sold. New listings were up 10.86 percent, from 7,056 to 7,822. The average sales price increased by 1.31 percent, from $499,312 to $505,837. Inventory for Fort Myers stood at 2,348 units and 6.56 months of supply.

Fort Myers Beach

There were 253 properties sold in Fort Myers Beach in the most recent 12-month period, a decrease of 29.53 percent from the preceding 12-month period when 359 properties were sold. New listings were down 1.68 percent, from 596 to 586. The average sales price was down 7.82 percent, from $936,033 to $862,809. As of September 30, 2024, inventory for Fort Myers Beach checked in at 291 units and 13.80 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were down 17.07 percent, decreasing from 369 to 306 properties sold. New listings were down 3.30 percent, from 667 to 645. The average sales price increased 5.23 percent, from $1,246,445 to $1,311,671. Inventory for Sanibel-Captiva was 233 units and 9.14 months of supply.

Cape Coral

With 5,732 properties sold, sales in Cape Coral were up 5.95 percent from the preceding 12-month period when 5,410 properties were sold. New listings were up 22.58 percent, from 8,353 to 10,239. The average sales price decreased 0.77 percent, from $479,990 to $476,275. Inventory for Cape Coral was 3,001 units and 6.28 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha were up 9.47 percent, increasing from 190 to 208 properties sold. New listings were up 10.44 percent, from 383 to 423. The average sales price increased 6.04 percent, from $544,730 to $577,658. Inventory for Pine Island-Matlacha stood at 161 units and 9.29 months of supply.
