There were 23,362 properties sold in Southwest Florida during the 12-month period ending June 30, 2024, a decrease of 3.92 percent from the preceding 12-month period when 24,316 properties were sold. New listings rose 17.85 percent, from 33,286 to 39,227. The average sales price increased 3.10 percent, from $794,858 to $819,511. As of June 30, 2024, inventory for Southwest Florida stood at 12,942 units and 6.65 months of supply.
Naples
Next up, Naples luxury homes for sale. With 8,713 properties sold, sales in Naples decreased 6.70 percent from the preceding 12-month period when 9,339 properties were sold. New listings increased 16.73 percent, from 11,956 to 13,956. The average sales price increased 4.05 percent, from $1,078,365 to $1,122,023. Inventory for Naples checked in at 4,720 units, and 6.50 months of supply.
Marco Island
Sales on Marco Island were up 15.06 percent during the most recent 12-month period, increasing from 724 to 833 properties sold. New listings were up 18.58 percent, from 1,157 to 1,372. The average sales price rose 7.63 percent, from $1,449,905 to $1,560,538. Inventory for Marco Island was 549 units, and 7.91 months of supply.
Bonita Springs-Estero
With a decrease from 2,903 to 2,774 properties sold, sales in Bonita Springs-Estero were down 4.44 percent from the preceding 12-month period. New listings increased 16.64 percent from 3,563 to 4,156, while the average sales price was up 3.04 percent, from $765,248 to $788,503. Inventory for Bonita Springs-Estero stood at 1,280 units, and 5.54 months of supply.
Fort Myers
With 4,480 properties sold, sales in Fort Myers decreased 11.69 percent from the preceding 12-month period when 5,073 properties were sold. New listings were up 17.07 percent, from 6,738 to 7,888. The average sales price rose 2.16 percent, from $501,705 to $512,556. Inventory for Fort Myers was 2,460 units, and 6.59 months of supply.
Fort Myers Beach
There were 315 properties sold in Fort Myers Beach in the most recent 12-month period, a decrease of .64 percent from the preceding 12-month period when 313 properties were sold. New listings were down 7.76 percent, from 606 to 559. The average sales price increased 8.34 percent, from $866,826 to $939,127. Inventory for Fort Myers Beach stood at 297 units and 11.31 months of supply.
Sanibel-Captiva
With 334 properties sold, sales in Sanibel-Captiva were down 4.30 percent from the preceding 12-month period when 349 properties were sold. New listings increased 4.47 percent, from 627 to 655. The average sales price rose 5.98 percent, from $1,257,040 to $1,332,241. Inventory for Sanibel-Captiva checked in at 302 units and 10.85 months of supply.
Cape Coral
With an increase from 5,419 to 5,700 properties sold, sales in Cape Coral were up 5.19 percent from the preceding 12-month period. New listings were up 23.27 percent, from 8,281 to 10,208. The average sales price decreased 1.08 percent, from $483,190 to $477,980. Inventory for Cape Coral was 3,145 units, with 6.62 months of supply
Pine Island-Matlacha
Sales in Pine Island-Matlacha were up 20.95 percent during the most recent 12-month period, increasing from 196 to 213 properties sold. New listings were up 20.95 percent, from 358 to 433. The average sales price decreased 1.11 percent, from $571,932 to $565,604. Inventory for Pine Island-Matlacha stood at 189 units and 10.65 months of supply.
