With 21,994 properties sold in the 12-month period ending on February 28, 2025, sales in Southwest Florida decreased 8.95 percent from the preceding 12-month period when 24,157 properties were sold. New listings were up 8.34 percent, from 38,510 to 41,720. The average sales price was up 5.04 percent, from $790,113 to $829,916. As of February 28, 2025, inventory for Southwest Florida stood at 19,026 units and 10.38 months of supply.
Naples
Next on the list are Naples luxury homes for sale. Sales in Naples were down 8.72 percent in the most recent 12-month period, decreasing from 9,023 to 8,236 properties sold. New listings increased 12.65 percent, from 13,372 to 15,063. The average sales price increased 1.41 percent, from $1,053,569 to $1,068,477. Inventory for Naples was 7,190 units and 10.48 months of supply.
Marco Island
With 793 properties sold, sales in Marco Island were down 3.06 percent from the preceding 12-month period when 818 properties were sold. New listings were up 7.31 percent, from 1,368 to 1,468. The average sales price was down 0.28 percent, from $1,504,037 to $1,499,879. Inventory for Marco Island checked in at 774 units and 11.71 months of supply.
Bonita Springs-Estero
There were 2,681 properties sold in Bonita Springs-Estero in the most recent 12-month period, a decrease of 8.44 percent from the preceding 12-month period when 2,928 properties were sold. New listings increased 10.15 percent, from 4,156 to 4,578. The average sales price was up 1.49 percent, from $778,842 to $790,481. Inventory for Bonita Springs-Estero stood at 2,102 units and 9.41 months of supply.
Fort Myers
Sales in Fort Myers were down 16.52 percent in the most recent 12-month period, decreasing from 4,819 to 4,023 properties sold. New listings were up 2.22 percent, from 7,988 to 8,165. The average sales price was down 0.20 percent, from $508,759 to $507,725. Inventory for Fort Myers was 3,564 units and 10.63 months of supply.
Fort Myers Beach
With 236 properties sold, sales in Fort Myers Beach were down 35.34 percent from the preceding 12-month period when 365 properties were sold. New listings increased 20.67 percent, from 600 to 724. The average sales price was down 0.70 percent, from $915,570 to $909,155. Inventory for Fort Myers Beach checked in at 506 units and 25.73 months of supply.
Sanibel-Captiva
There were 275 properties sold in Sanibel-Captiva during the most recent 12-month period, a decrease of 22.54 percent from the preceding 12-month period when 355 properties were sold. New listings were up 14.68 percent, from 695 to 797. The average sales price rose 2.01 percent, from $1,325,242 to $1,351,895. Inventory for Sanibel-Captiva stood at 564 units and 24.61 months of supply.
Cape Coral
Sales in Cape Coral decreased 1.19 percent in the most recent 12-month period, from 5,630 to 5,563 properties sold. New listings increased 5.55 percent, from 9,889 to 10,438. The average sales price decreased 2.17 percent, from $478,427 to $468,050. Inventory for Cape Coral was 4,032 units and 8.70 months of supply.
Pine Island-Matlacha
With 187 properties sold, sales in Pine Island-Matlacha were down 14.61 percent from the preceding 12-month period when 219 properties were sold. New listings were up 10.18 percent, from 442 to 487. The average sales price increased 6.18 percent, from $546,839 to $580,611. Inventory for Pine Island-Matlacha stood at 294 units and 18.87 months of supply.
