Southwest Florida
There were 22,232 properties sold in Southwest Florida during the 12-month period ending January 31, 2025, a decrease of 8.28 percent from the preceding 12-month period when 24,240 properties were sold. New listings were up 9.98 percent, from 37,678 to 41,438. The average sales price was up 4.55 percent, from $791,165 to $827,139. As of January 31, 2025, inventory for Southwest Florida stood at 17,900 units and 9.66 months of supply.
Naples
Naples luxury homes for sale are up next. With 8,297 properties sold, sales in Naples were down 8.48 percent from the preceding 12-month period when 9,066 properties were sold. New listings increased 15.06 percent, from 13,014 to 14,974. The average sales price increased 9.66 percent, from $1,054,666 to $1,156,506. Inventory for Naples checked in at 6,660 units and 9.63 months of supply.
Marco Island
There were 810 properties sold on Marco Island Homes for Sale during the most recent 12-month period, an increase of 0.87 percent from the preceding 12-month period when 803 properties were sold. New listings rose 10.04 percent, from 1,325 to 1,458. The average sales price decreased by 2.03 percent, from $1,515,898 to $1,485,070. Inventory for Marco Island was 708 units, with 10.49 months of supply.
Bonita Springs-Estero
Sales in Bonita Springs-Estero Homes for Sale were down 7.95 percent in the most recent 12-month period, decreasing from 2,931 to 2,698 properties sold. New listings were up 11.94 percent, from 4,071 to 4,557. The average sales price was up 1.08 percent, from $784,800 to $793,282. Inventory for Bonita Springs-Estero stood at 1,904 units and 8.63 months of supply.
Fort Myers
With 4,085 properties sold, sales in Fort Myers were down 15.63 percent from the preceding 12-month period when 4,842 properties were sold. New listings increased 3.38 percent, from 7,845 to 8,110. The average sales price was up 0.58 percent, from $507,323 to $510,282. Inventory for Fort Myers checked in at 3,425 units and 10.06 months of supply.
Fort Myers Beach
There were 241 properties sold in Fort Myers Beach during the most recent 12-month period, a decrease of 36.41 percent from the preceding 12-month period when 379 properties were sold. New listings we up 10.82 percent, from 619 to 686. The average sales price was down 1.88 percent, from $908,235 to $891,155. Inventory for Fort Myers Beach was 462 units, with 23.00 months of supply.
Sanibel-Captiva
Sales in Sanibel-Captiva were down 28.61 percent in the most recent 12-month period, decreasing from 388 to 277 properties sold. New listings increased 5.56 percent, from 702 to 741. The average sales price was up 8.11 percent, from $1,276,320 to $1,379,832. Inventory for Sanibel-Captiva stood at 467 units and 20.23 months of supply.
Cape Coral
With 5,631 properties sold, sales in Cape Coral were up 0.27 percent from the preceding 12-month period when 5,616 properties were sold. New listings were up 8.05 percent, from 9,663 to 10,441. The average sales price decreased 1.37 percent, from $478,014 to $471,445. Inventory for Cape Coral checked in at 3,973 units and 8.47 months of supply.
Pine Island-Matlacha
There were 193 properties sold in Pine Island-Matlacha in the most recent 12-month period, a decrease of 10.23 percent from the preceding 12-month period when 215 properties were sold. New listings were up 7.29 percent, from 439 to 471. The average sales price increased 7.39 percent, from $550,249 to $590,919. Inventory for Pine Island-Matlacha stood at 265 units and 16.48 months of supply.
