Southwest Florida

With 21,550 properties sold in the 12-month period ending April 30, 2025, sales in Southwest Florida were down 10.59 percent from the preceding 12-month period when 24,103 properties were sold. New listings were up 7.55 percent, from 39,017 to 41,963. The average sales price was up 1.54 percent, from $811,870 to $824,412. As of April 30, 2025, inventory for Southwest Florida stood at 19,181 units, and 10.68 months of supply.

Naples

Up next, Naples luxury homes for sale. There were 7,935 properties sold in Naples during the most recent 12-month period, a decrease of 12.14 percent from the preceding 12-month period when 9,031 properties were sold. New listings increased 10.70 percent, from 13,715 to 15,183. The average sales price increased 7.23 percent, from $1,101,120 to $1,180,762. Inventory for Naples checked in at 7,351 units, and 11.12 months of supply.

Marco Island

Sales on Marco Island were down 5.66 percent in the most recent 12-month period, decreasing from 830 to 783 properties sold. New listings were up 3.40 percent, from 1,411 to 1,459. The average sales price was down 8.99 percent, from $1,580,292 to $1,438,181. Inventory for Marco Island was 783 units, and 12.00 months of supply.

Bonita Springs-Estero

With 2,666 properties sold, sales in Bonita Springs-Estero were down 8.51 percent from the preceding 12-month period when 2,914 properties were sold. New listings were up 12.57 percent, from 4,137 to 4,657. The average sales price increased 0.25 percent, from $722,410 to $774,354. Inventory for Bonita Springs-Estero stood at 2,085 units, and 9.38 months of supply.

Fort Myers

Sales in Fort Myers were down 14.25 percent in the most recent 12-month period, decreasing from 4,708 to 4,037 properties sold. New listings increased 2.17 percent, from 7,958 to 8,131. The average sales price decreased 1.31 percent, from $513,868 to $507,141. Inventory for Fort Myers was 3,553 units, and 10.56 months of supply.

Fort Myers Beach

There were 223 properties sold in Fort Myers Beach during the most recent 12-month period, a decrease of 33.83 percent from the preceding 12-month period when 337 properties were sold. New listings were up 34.52 percent, from 562 to 756. The average sales price increased 1.46 percent, from $921,443 to $934,894. Inventory for Fort Myers Beach checked in at 551 units, and 29.65 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were down 31.55 percent in the most recent 12-month period, decreasing from 355 to 243 properties sold. New listings were up 26.39 percent, from 682 to 862. The average sales price was down 2.39 percent, from $1,357,031 to $1,324,552. Inventory for Sanibel-Captiva was 629 units, and 31.06 months of supply.

Cape Coral

There were 5,497 properties sold in Cape Coral during the most recent 12-month period, a decrease of 3.70 percent from the preceding 12-month period when 5,708 properties were sold. New listings were up 3.29 percent, from 10,107 to 10,440. The average sales price decreased 3.32 percent, from $477,462 to $461,595. Inventory for Cape Coral stood at 3,938 units, and 8.60 months of supply.

Pine Island-Matlacha

With 166 properties sold, sales in Pine Island-Matlacha were down 24.55 percent from the preceding 12-month period, when 220 properties were sold. New listings were up 6.74 percent, from 445 to 475. The average sales price decreased 3.31 percent, from $567,813 to $549,002. Inventory for Pine Island-Matlacha was 291 units, with 21.04 months of supply.
