With 23,372 properties sold during the 12-month period ending July 31, 2024, sales in Southwest Florida were down 3.20 percent from the preceding 12-month period when 24,145 properties were sold. New listings were up 18.84 percent, from 33,047 to 39,273. The average sales price rose 2.09 percent, from $797,682 to $814,386. As of July 31, 2024, inventory for Southwest Florida stood at 12,190 units and 6.26 months of supply.
Naples
Naples luxury homes for sale are next on the list. Sales in Naples were down 6.16 percent in the most recent 12-month period, decreasing from 9,286 to 8,714 properties sold. New listings were up 18.31 percent from 11,805 to 13,966. The average sales price increased 3.80 percent, from $1,075,877 to $1,116,736. Inventory for Naples checked in at 4,363 units and 6.01 months of supply.
Marco Island
There were 843 properties sold on Marco Island during the most recent 12-month period, an increase of 13.77 percent from the preceding 12-month period when 741 properties were sold. New listings were up 19.37 percent, from 1,167 to 1,393. The average sales price increased 3.08 percent, from $1,483,196 to $1,528,947. Inventory for Marco Island was 522 units, with 7.43 months of supply.
Bonita Springs-Estero
With 2,758 properties sold, sales in Bonita Springs-Estero were down 4.37 percent from the preceding 12-month period when 2,884 properties were sold. New listings were up 16.64 percent, from 3,564 to 4,167. The average sales price increased 1.97 percent, from $773,302 to $788,546. Inventory for Bonita Springs-Estero stood at 1,200 units and 5.22 months of supply.
Fort Myers
There were 4,448 properties sold in Fort Myers during the most recent 12-month period, a decrease of 11.59 percent from the preceding 12-month period when 5,031 properties were sold. New listings increased 16.09 percent from 6,761 to 7,849, while the average sales price increased 0.76 percent from $503,699 to $507,538. Inventory for Fort Myers was 2,333 units and 6.29 months of supply.
Fort Myers Beach
With an increase from 307 to 311 properties sold, sales in Fort Myers Beach were up 1.30 percent from the preceding 12-month period. New listings decreased by 6.49 percent, from 601 to 562. The average sales price was up 9.37 percent, from $855,846 to $936,036. Inventory for Fort Myers Beach stood at 277 units and 10.69 months of supply.
Sanibel-Captiva
With 324 properties sold in Sanibel-Captiva in the most recent 12-month period, sales decreased 9.50 percent from the preceding 12-month period when 358 properties were sold. New listings rose 0.78 percent, from 641 to 646. The average sales price was up 3.22 percent, from $1,269,266 to $1,310,085. Inventory for Sanibel-Captiva was 277 units and 10.26 months of supply.
Cape Coral
With an increase from 5,344 to 5,766 properties sold, sales in Cape Coral were up 7.90 percent in the most recent 12-month period. New listings were up 25.68 percent, from 8,153 to 10,247. The average sales price was down 1.36 percent, from $482,987 to $476,408. Inventory for Cape Coral was 3,039 units, with 6.32 months of supply.
Pine Island-Matlacha
Sales in Pine Island-Matlacha were up 7.22 percent in the most recent 12-month period, increasing from 194 to 208 properties sold. New listings were up 24.79 percent, from 355 to 443. The average sales price rose 2.75 percent, from $555,931 to $571,222. Inventory for Pine Island-Matlacha checked in at 179 units and 10.33 months of supply.
