Southwest Florida
There were 23,030 properties sold in Southwest Florida during the 12-month period ending August 31, 2024, a decrease of 4.84 percent from the preceding 12-month period when 24,202 properties were sold. New listings were up 19.12 percent, from 33,076 to 39,401. The average sales price decreased by 0.75 percent, from $796,914 to $790,903. As of August 31, 2024, inventory for Southwest Florida stood at 11,677 units, and 6.08 months of supply.
Naples
Naples luxury homes for sale are up next. Sales in Naples were down 8.50 percent in the most recent 12-month period, decreasing from 9,310 to 8,519 properties sold. New listing rose 18.01 percent, from 11,827 to 13,957. The average sales price increased 9.03 percent, from $1,074,880 to $1,171,890. Inventory for Naples was 4,086 units, with 5.76 months of supply.
Marco Island
With 844 properties sold, sales on Marco Island increased 13.44 percent from the preceding 12-month period when 744 properties were sold. New listings were up 20.84 percent, from 1,171 to 1,415. The average sales price increased 8.25 percent, from $1,479,054 to $1,601,057. Inventory for Marco Island stood at 504 units, and 7.17 months of supply.
Bonita Springs-Estero
With a decrease from 2,928 to 2,721 properties sold, sales in Bonita Springs-Estero decreased 7.07 percent from the preceding 12-month period. New listings increased 18.17 percent, from 3,560 to 4,207. The average sales price was up 4.91 percent, from $776,254 to $814,391. Inventory for Bonita Springs-Estero checked in at 1,151 units, with 5.08 months of supply.
Fort Myers
Sales in Fort Myers were down 11.40 percent in the most recent 12-month period, decreasing from 4,948 to 4,384 properties sold. New listings were up 15.96 percent, from 6,791 to 7,875. The average sales price was up 6.16 percent, from $497,139 to $527,742. Inventory for Fort Myers stood at 2,273 units, with 6.22 months of supply.
Fort Myers Beach
With 262 properties sold, sales in Fort Myers Beach decreased 25.14 percent from the preceding 12-month period when 350 properties were sold. New listings were down 4.20 percent, from 595 to 570. The average listing price increased 2.61 percent, from $919,071 to $943,075. Inventory for Fort Myers Beach was 276 units, with 12.64 months of supply.
Sanibel-Captiva
There were 310 properties sold in the most recent 12-month period in Sanibel-Captiva, a decrease of 14.36 percent from the preceding 12-month period when 362 properties were sold. New listings were down 0.92 percent, from 651 to 645. The average sales price was up 15.69 percent, from $1,227,400 to $1,420,029. Inventory for Sanibel-Captiva stood at 242 units, and 9.37 months of supply.
Cape Coral
Sales in Cape Coral were up 7.73 percent in the most recent 12-month period, increasing from 5,366 to 5,781 properties sold. New listings increased 26.82 percent, from 8,118 to 10,295. The average sales price rose 2.12 percent, from $480,109 to $490,294. Inventory for Cape Coral checked in at 2,980 units, with 6.19 months of supply.
Pine Island-Matlacha
With 209 properties sold, sales in Pine Island-Matlacha increased 7.73 percent from the preceding 12-month period when 194 properties were sold. New listings were up 20.39 percent, from 363 to 437. The average sales price increased 12.79 percent, from $538,101 to $606,939. Inventory for Pine Island-Matlacha stood at 165 units, and 9.47 months of supply.
