There were 23,933 properties sold in Southwest Florida during the 12-month period ending April 30, 2024, a decrease of 5.09 percent from the preceding 12-month period when 25,217 properties were sold. New listings were up 13.01 percent, from 34,526 to 39,017. The average sales price was up 1.95 percent, from $796,703 to $812,206. As of April 30, 2024, inventory for Southwest Florida stood at 13,912 units, and 6.98 months of supply.
Naples
Naples luxury homes for sale are up next. With 8,939 properties sold, sales in Naples were down 8.17 percent from the preceding 12-month period when 9,734 properties were sold. New listings increased 8.26 percent, from 12,669 to 13,715. The average sales price increased 2.86 percent, from $1,073,885 to $1,104,624. Inventory for Naples checked in at 5,177 units, and 6.95 months of supply.
Marco Island
Sales in Marco Island were up 13.50 percent in the most recent 12-month period, increasing from 726 to 824 properties sold. New listing rose by 20.70 percent, from 1,169 to 1,411. The average sales price rose 12.68 percent, from $1,396,410 to $1,573,411. Inventory for Marco Island was 642 units, with 9.35 months of supply.
Bonita Springs-Estero
With a decrease from 2,970 to 2,894 properties sold, sales in Bonita Springs-Estero were down 2.56 percent from the preceding 12-month period. New listings were up 11.63 percent, from 3,706 to 4,137. The average sales price increased 1.56 percent, from $760,919 to $772,757. Inventory for Bonita Springs-Estero was 1,396 units, with 5.79 months of supply.
Fort Myers
There were 4,693 properties sold in Fort Myers during the most recent 12-month period, a decrease of 9.96 percent from the preceding 12-month period when 5,212 properties were sold. New listings increased 16.31 percent from 6,842 to 7,958, while the average sales price increased 2.48 percent from $500,799 to $513,219. Inventory for Fort Myers stood at 2,600 units, and 6.65 months of supply.
Fort Myers Beach
Sales in Fort Myers Beach were down 3.19 percent in the most recent 12-month period, decreasing from 345 to 334 properties sold. New listings decreased 11.22 percent, from 633 to 562. The average sales price remained static at $917,294. Inventory for Fort Myers Beach checked in at 295 units, with 10.60 months of supply.
Sanibel-Captiva
With 355 properties sold, sales in Sanibel-Captiva remained static with the preceding 12-month period. New listings were up 9.65 percent, from 622 to 682. The average sales price decreased 4.59 percent, from $1,422,275 to $1,357,031. Inventory for Sanibel-Captiva stood at 350 units, and 11.83 months of supply.
Cape Coral
Sales in Cape Coral were down 0.11 percent in the most recent 12-month period, decreasing from 5,681 to 5,675 properties sold. New listings rose 18.34 percent, from 8,541 to 10,107. The average sales price was down 3.38 percent, from $494,288 to $477,585. Inventory for Cape Coral was 3,248 units, with 6.87 months of supply.
Pine Island-Matlacha
There were 219 properties sold in Pine Island-Matlacha during the most recent 12-month period, an increase of 12.89 percent from the preceding 12-month period when 194 properties were sold. New listings were up 29.36 percent, from 344 to 445. The average sales price decreased 11.15 percent, from $639,807 to $568,465. Inventory for Pine Island-Matlacha checked in at 204 units, and 11.18 months of supply.
